If you can’t see it, you can’t sell it!

 

 

 

 

 

 

I can’t tell you the number of times I have driven my buyers to see a property and they take one look at the outside and say “I don’t want to go inside”. Not a good situation!

I feel bad because I have disappointed my buyers and I know the sellers will be unhappy when they discover they spent the time readying their home for a showing that didn’t happen. I always call the seller to apologize and then I call their agent to complain!

 

The photo of the house above is a great example of how much difference cutting back overgrown bushes and trees make. Spruce up the gardens with a good weeding and a fresh cover of bark dust, it will make an amazing difference!

 

If your house has LP siding that has failed or just old siding with rot, it will make buyers think that the house has many problems, perhaps even one they can’t see. The house will look like it is in a state of general disrepair. Many sellers think that offering a credit to the buyers to replace the siding after it sells is a good idea. Not so, many buyers won’t even walk in the front door, so how are how are you going to negotiate with them? Find a way to replace the damaged siding and put on a fresh coat of paint. Be sure to paint any faded trim and remove any molding or trim that has rotted. Is your house very plain on the outside? You can add shutters, paint your front door and install a new, shiny lockset. One of my pet peeves is showing a house and having to struggle to unlock the door because the lock set is old and not in proper working order.

 

Calling in a yard service to detail your property is worth every penny. Buyers are impressed by tidy lawns and gardens. Even if you can’t afford to go all out on the yard you can use magic trees to frame the entrance and soften the look of the straight lines of your home. It pays to power wash the sidewalk and patios, also be sure that your deck is in good condition. A rotting deck is another signal to buyers that other things may have been neglected as well.
